Please note our operating hours are subject to evolve and adapt accordingly to demand and seasonal change.
To help us provide the best experience for everyone, we kindly ask that bookings for the spa, sauna and cold plunge are made at least 24 hours in advance.

Before using the gym, please complete a waiver at reception. The gym is accessible outside staffed hours from 6:00 AM to 10:00 PM. Outside these hours, The Homestead is locked.

Visitor Accommodation Guests

Our partnership with New Zealand Sotheby’s International Realty Luxury Rental Homes delivers expertise in all facets of the visitor accomodation management process. We will market your property to local and international visitors, maximise returns using dynamic pricing, manage guests from end-to-end, including booking, arrivals and departure process, bond hold and returns, and ensure your guests are provided the best experience possible. All whilst ensuring your property is taken care of to the highest standards including cleaning. When it is time for your arrival, your property will be ready for you. Our service includes full financial management so all you have to do is enjoy the returns.
While it’s entirely up to you whether you offer your home for rental, if you decide to do so, itmust be through Mt Cardrona Station’s Property Management Service in conjunction with Luxury Holiday Rentals. The Mt Cardrona Station visitor accomodation management service ensures we maintain the high standards of our community for owners and guests for the benefit of all owners at Mt Cardrona Station.

Hiking and Biking trails
Unparalleled access to the outdoors
We know you love to explore. 30km of hiking and biking trails of all levels enable easy access to 400 hectares of pristine alpine land, adding yet another asset to the Cardrona Valley’s line-up of exhilarating outdoor adventures – but one that’s exclusively yours.
Mt Cardrona Station’s trail network consists of gentle loop tracks close to the village and steeper routes accessing old farm tracks and water races for the more adventurous. Tracks range from short half-hour walks or bike rides to longer adventures by bike or on foot, making this an incredible addition to life at the station.
Some days it’s a 5-minute walk for a coffee at the Club Room, others a 5-hour walk to the other end of the Station. Whatever your preference, we’ve got you covered.

MCS Owners Association
Protection of your investment, now and in the future
The Mt Cardrona Station Owners Association ensures consistent development, operation and maintenance of the Station amenities, environment and development to the highest standards. Its key activities are:
- The ownership, maintenance, repair and replacement of vested amenities including the provision and maintenance of services, Utilities and benefits to Members
- Enforcing adherence to the Constitution, Encumbrance, Bylaws and design guidelines
- Enable communications between Members and the Station Club Manager
- To Perform the obligations and ensure rights under the easements granted to the MCSOA
- Manage Members’ obligations and rights under easements and Deeds
- Engage in community discussion and/or actions on local issues that impact Members for the benefit of all members
- Levy members to provide the Association with funds for fulfilling the above purposes

Maintaining your property
Our high standards enhance your property value
The Mt Cardrona Station Bylaws set out minimium standards the Owners Association expects in terms of appearance and general upkeep of members properties:
Keeping Member’s Levied Properties (including all improvements and fences) in good repair and condition and do not permit the accumulation of unsightly rubbish or materials or in any other way permit the appearance of that Member’s Levied Property to detract from the general standards established for Mt Cardrona Station.
- Undertake and at all times maintain all planting on Member’s Levied Property in accordance with:
(i) any landscape plan approved by the Design Review Board or the Association from time to time; and
(ii) the Design Guidelines.
- Arrange for regular watering, fertilising and cutting of grass areas and watering, fertilising and pruning of trees and shrubs, removal of all weeds, rubbish and the maintenance of all driveways, footpaths and landscaping features on Member’s Levied Properties subject to the terms of the Water Deed for Irrigation and the Design Guidelines.
- Provide screened areas on Member’s Levied Properties for clothes drying.
Designing at Mt Cardrona Station
Design controls deliver value
Mt Cardrona Station is a high quality design-controlled, masterplanned village.
Strict Design Guidelines preserve and enhance the value of your property by ensuring that the development of Mt Cardrona Station is carried out in a way that reflects the intention of the developer in terms of quality, design aesthetic, and character.
Our Guidelines protect the architectural intent of the village and ensure a baseline level of quality and design standard for all houses. These guideslines protect your properties value through ensuring consistency and high design standards across the entire village.
The Design Guidelines (and the Design Review Board process) help preserve the long-term value and enjoyment of the community.
What are the Mt Cardrona Station Design Guidelines?
The Mount Cardrona Station Design Guidelines are a set of guidelines and controls that reflect the commitment by the Queenstown Lakes District Council and Mt Cardrona Station to create an integrated village with a distinctive character derived from its dramatic setting and rich heritage.
The design reflects the special mountain landscape and the historical architectural qualities of the area. These Guidelines are intended to protect the special character of the Station and to ensure all homes at Mt Cardrona Station meet our high standards of quality, aesthetic coherence, and environmental responsiveness.

Building at Mt Cardrona Station
Process makes perfect
Our construction bylaws ensure building is undertaken in a safe, considerate manner that mininises impacts on other owners.
Rules include:
(a) Any excess building material and/or rubbish is stored in a sightly manner and removed from that Member’s Levied Property without delay and in any event at a minimum of every two weeks. Building materials must at all times be contained within the boundaries of that Member’s Levied Property.
(b) All trade vehicles are parked on the Levied Property or otherwise as agreed to by the Association. For clarity, no trade vehicles may be parked on the road or on reserve areas.
(c) Any temporary buildings association with the construction are located within the boundaries of the Levied Property, kept in a tidy condition and removed without delay on completion of construction.
(d) Construction fencing is erected along the boundary of the Levied Property to a minimum height of 1.2 metres. Construction fencing must have an approved colour wind netting and no branding. (e) Noise level of construction is kept to a minimum. No radio or music may be played on site.
(f) There is no more than one construction sign on the Levied Property, which must be no larger than 900mm x 600mm and affixed to fencing or another structure on the Levied Property.
(g) No dogs or other pets are brought on site.

A parcel box has been built for all homeowners to utilise. Located beside The Woolshed, please make sure to complete an Authority to Leave form for your parcels to be delivered here.
Living at Mt Cardrona Station
Water and wastewater
Mt Cardrona Station is serviced by QLDC for water and wastewater connections. These connections have been run to the boundary of your property at the time of subdivision. Once you are ready to connect your house to these services, you will need to get in touch with QLDC and fill out the form below.

Fibre at Mt Cardrona Station
Chorus fibre has been installed to the boundary of your lot, ready for connection to your property. To arrange a connection, please get in touch with your chosen service provider to arrange connection with Chorus.
Rubbish policy
The rubbish collection services are collected by All Waste at Mt Cardrona Station.
Here at the station take pride in recycling as much as we can and minimising waste.
The Collection days are:
- Red Bin (General Waste) Tuesday weekly
- Blue Bin (Glass only – no lids) Thursday fortnightly
- Yellow Bin (Mixed Recycling) Friday fortnightly (alternate week to Blue Bin)

Gas information
Gas has been reticulated to your boundary. The Mt Cardrona Station Owner’s Association is responsible for gas connection and the billing of gas.
GAS CONNECTION PROCESS:
Once your builder and team are ready to connect your gas, they need to contact Mt Cardrona Station for approaval. We will introduce your builder to our gas connection supplier, provide the builder with the connection instructions to be ready for the connection work and approve installation by the Gas Connection supplier. Please note if the preparation work is not done to the specified instructions, an additional charge will be on-charged to the owner.
GAS BILLING PROCESS:
Your gas meter is read quarterly in alignment with your quarterly levies and Station Club fees.

How do you protect the Station from pets and pests to maintain its unique natural beauty?
Whilst pets are allowed on the Station, they must confirm to the Owners Association bylaws. The intention of the bylaws is to protect the natural environment and surrounding properties. Mt Cardrona Station has a detailed Environment Management plan in action, including the planting of over 60,000 trees over 10 years, working in conjunction with the ski field and in partnership with local environmental organisations to protect rare bird species found in the area.
How does the Owners Association uphold the premium resort standards expected at Mt Cardrona Station?
Owners play an important role in ensuring the vision, facilities and delivery at Mt Cardrona Station is upheld to the highest standards, over the long term. The Mt Cardrona Station Owners Association (MCSOA) manages the delivery of certain services and amenities to properties within Mt Cardrona Station as outlined in the Constitution and Bylaws. All property owners at Mt Cardrona Station must become members of the Owners Association. The Owner’s Association is a not-for-profit entity, with activities governed by its constitution, and the budget is set annually by a committee comprised of its members.
How does Mt Cardrona Station deliver some of the highest standard water amenities in the region?
Wastewater and water are managed by the Queenstown Lakes District Council using the recently completed Cardrona Wastewater and Water Treatment plants. Both plants are state-of the art, with the Water plant being one of the highest quality water treatment plants in New Zealand, complying with new NZ Drinking Water Standards. Power is connected to the Aurora network. Auroara supplies power throughout the Queenstown Lakes District.
